Your enquiry is answered by Wincasa Properties (Wincasa LLC), a Dubai brokerage and authorised sales partner of Imtiaz Developments. Wincasa advises you, shortlists units and handles the reservation on your behalf. The unit itself is sold by the developer: the sales and purchase agreement is between you and Imtiaz Developments, and your payments go to the project's escrow account, not to Wincasa.
No. Imtiaz Developments designs and builds the projects shown on this site. Wincasa Properties markets and sells them as an authorised sales partner. This website is operated by Wincasa LLC and is not the developer's official site.
Yes. You pay the developer's published price on the developer's payment plan, and Wincasa does not add a premium or charge you a fee for its advice. Wincasa is remunerated by the developer under the sales partnership. Any launch offer or promotion the developer runs is available through Wincasa on the same terms.
An off-plan plan splits the price into instalments paid during construction, with a final portion on handover and sometimes a post-handover schedule. You pay a booking amount to reserve, then instalments on the dates or construction milestones set out in the sales and purchase agreement. Each project has its own plan, which Wincasa will send you in full before you commit. Plans are set by the developer and can change between releases, so treat the figures on this site as indicative.
As a general rule in Dubai, off-plan buyer payments are made into a project escrow account registered with the Dubai Land Department and administered by an approved bank. Funds are released to the developer against certified construction progress rather than on demand. Wincasa will give you the escrow account details for the project you choose, and you should always pay into that account, never to an individual.
The main one is the Dubai Land Department registration fee, which as a general fact is 4% of the purchase price, plus small administrative charges. For off-plan units this registration is known as Oqood; for completed units it is the title deed transfer. Some projects also carry a developer administration fee and, on handover, service charges for the building. Wincasa will list every cost for your specific unit before you reserve.
Yes. Non-residents and foreign nationals can buy freehold property in Dubai's designated freehold areas, which include the communities where Imtiaz Developments builds. You do not need a UAE visa to purchase, and ownership is registered in your name with the Dubai Land Department. You will need a valid passport, and for the transaction itself the developer and the DLD will ask for identity and source-of-funds documents.
The projects Wincasa markets are located in Dubai Islands, Jumeirah Village Circle, Dubailand Residence Complex, Al Furjan, Jumeirah Garden City, Dubai South, Meydan Horizon and Downtown Jebel Ali. Each has a community guide on this site with the projects currently available there.
Many Imtiaz Developments projects are handed over fully furnished, with kitchen appliances and furniture included in the price, which is one reason they are popular with investors who want to let immediately. Furnishing varies by project and by release, so check the project page and ask Wincasa to confirm the furniture specification for the exact unit you are considering.
Use the Book a viewing button on any project page or the contact form, and a Wincasa consultant will arrange a visit to the sales gallery, the show apartment or a completed unit, depending on the project's stage. Several projects also have a 3D walkthrough you can open from the 3D tour page or the project page. If you are overseas, we can walk you through the show unit on a WhatsApp video call.
A Wincasa consultant contacts you, usually within the same working day, to understand your budget, preferred community and reason for buying. You then receive a shortlist of units that fit, with the developer's current price list, payment plan and floor plans. There is no obligation, and your details stay with Wincasa unless and until you decide to reserve a unit.
Yes. As a licensed Dubai brokerage, Wincasa can market a completed Imtiaz unit for resale or find a tenant for it, and can advise on the timing and pricing of either. If you bought off-plan and want to sell before handover, we can also explain the developer's assignment process and what percentage of the price must have been paid first.
The developer publishes construction updates and percentage-complete figures for each project, and we reproduce the latest ones on the project pages, clearly labelled as the developer's figures. Once you are a buyer, Wincasa will send you the developer's progress reports as they are issued and can arrange a site visit at suitable stages.
As a general fact, the UAE offers a 10-year golden visa to property investors who own real estate worth at least AED 2 million, and off-plan and mortgaged purchases can qualify subject to the current conditions. Eligibility rules are set by the UAE authorities and change from time to time, so Wincasa will tell you how a specific unit or combination of units measures up and which documents the application needs.
