Cotier House by Imtiaz

Cotier House is the first of Imtiaz Developments' two marina-front buildings on Dubai Islands, and the one the developer calls its most premium work. The architecture takes its cue from the sea: curved forms, floor-to-ceiling glass, open living areas and deep balconies arranged so that the marina and the open water stay in view. Depending on where a unit sits in the building, the outlook is panoramic sea, marina-front or a line of the Dubai skyline. Interiors are finished with material palettes and furniture chosen by the developer, so homes are ready to live in at handover.

The mix is unusual for the area. Alongside one-bedroom apartments there are duplex suites, terrace houses and three and four-bedroom penthouses, which widens the choice for families and larger households. Residents share a large infinity pool with separate adult and family pools, a fully equipped gym, sauna and steam rooms, a jacuzzi, a clubhouse, a hotel-style lobby, landscaped gardens and a run of marina promenades that connect to the wider waterfront. A barbecue area, sitting areas and both an outdoor playground and an indoor kids' zone complete the list.

Getting around is straightforward: the developer puts Gold Souq Metro Station about 10 minutes away, Dubai International Airport and Dubai Frame around 20 minutes, and roughly 24 minutes to reach either Downtown Dubai or Dubai World Trade Centre. Construction is well advanced, with the developer reporting 47% overall progress, the sub-structure finished and the superstructure at 98%, against an estimated completion of Q1 2027.
